Back uninsured business land

Have a customer in Illinois who owns some land.  There is a popeyes on the land which is owned by someone else.  They are paying her for the rental of the land.  How can she cover herself for liability on this land since it is a business rental.

She can buy a simple GL policy, there's nothing unusual about the situation.

I should have added - there should be a clause in the lease whereby the Popeyes owner should hold her harmless from any liability arising out of their operations.

In addition to the 'hold harmless' in the lease, they should also be named as an 'additional insured'  on the tenants policy and require a cerificate. It does sound like it may be to late for this on the current lease but should be required at the lease renewal.
