I have a client that has converted their warehouse (it has two different addresses) into one big building, using it as living space and business use work space. We have a CGL policy and treating it as all as commercial because the property is zoned commercial. We cannot write an HO3/DP3 due to the zoning. They wish to have an Umbrella (they have property in other states). All the carriers I've contacted for the Umbrella ask for the home address/limits/etc. of their home policy but there is no home policy. I know that in Los Angeles there are properties downtown that have converted warehouses and/or commercial space into lofts that they use as living space and work space. That doesn't seem to be the case here because I'm pretty sure the zoning there changed to accomodate the new living conditions. My insured Really wants this Umbrella. Any ideals w/o an HO3/DP3? Thanks!call me, i might be able to offer the umb quote i need acord 125 & 131 also, i nned the underlying quote 201-792-1577 - trivedi_trivediandassociates@comcast.net
bkah4brown: Interesting, but I guess I should have mentioned that the building is owned by an individual, not a company. Can you help me with this new development? Your scenario would make perfect sense if the owner was a company/corp. - although with the zoning I'm still not sure if I'd be able to get an HO3/DP3 for property that is clearly Not a home. The HO-4 idea below would work fine as long as they did not have to provide coverage for the 2nd half of the building. Do they?? or does the building owner cover the entire building? Don't think it would make much difference if the owner was an individual. The tenant could still be named as an additional insured. bkah4brown
