Back Insurance for Mixed Use Property with home and other buildings, some rented

Seeking insurance in Oregon for our home and other buildings on our home property.    I'm told I need a "mixed use" policy but am unsure where to turn.  The property is 2.55 acres.  The site use to be a school but was a nonconforming use.  Zoning IS residential and, as suhc, allows for the home and accessory structures.  It could be rebuilt the way it is if it burned to the ground.  Childcare is allowed (with a "worksheet" (permission) already secured through planning department). 

Home is a 5648 place that use to be a school.  It has 3 full baths, 2 half baths, and 8 bedrooms (use to be classrooms but we added partitions).  It was built in about 1970.  Wiring, etc. was updated 10 years ago when the other buildings were put in..   

Sharing the same sidewalk, parking area, and water/sewer/electric meters are four 1792 builidngs built in 2005.  The fire and security alarm systems are also shared.  The place (main home and four outbuilidngs) has an interconnected hardwired fire and security alarm system (with flashing lights and a horn)..  Ther security system has motion sensors.  We do not currenlty have it "monitored" but if the discount is worth doing so, we would.

Each has two rooms, two doors, and two half-bathrooms (sink/toilet).    They are Modulars in outstanding condition built to site-biuilt code by Modern Building Systems.  They have gas heat.  They use to be classrooms. Two are used for personal  (hobbies of ours or our children such as dance, sound studio, and 'homeschool room.'  The other two are used for childcare, about 60 kids.  The childcare is licensed through the state.    They will add me as an additional insured on their policy which covers damage to rented premises, 1m in liability, and 1m in liability,etc.  They pay $876 for the two units.

Also on the place is a 5400 sq ft steel "carport" that we use for personal purposes (for storage, parking, welding, woodworking, basketball, tennis, etc.)


All buildings are in great condition, as are the grounds which is fully fenced.

Hello,
It would be nice if you choose a mixed use insurance policy to cover your home, school ,etc. Before choosing any policy make sure your policy covers all the services that you require. If you are not understanding the policy claims, you can hire an adjuster to review your policy in order to get maximum benefit out of your policy.
