I have LRO client of 20+ yrs. Client own 4 commercial buildings in Nashville, T. 37206. Each bldg is 100% occupied by single tenant. Tenants are: 1) Cobra Bar & Grill, 2) Rosepepper Mexican Cantina 3) Electric Hand Tattoo, 4) Toro Vintage Clothing. All 4 tenants have triple net leases.
LRO's previous years coverage did not include A&B Exclusion. All of the 4 tenant's coverages did include the A&B Exclusion. There was an A&B occurrence at #1's (Cobra G&G) location which took place in the parking lot after the business was closed for the evening. LRO's insurance was called into play, paying in the neighborhood of $50,000.00. LOR is currently without A&B coverage, but looking for such coverage. LRO wants all tenants to secure A&B coverage. All of the tenants are stable, with good experience. As an agent, I only write coverage for one of the four tenants, Electric Hand Tattoo. The possibility to write all four operations is possible if I can secure A&B for all tenants. Any ideas or options?
