Back Encroachment Insurance - CA

Have cleint who is doing a COC-OCP rennovation to a large home in Los Angeles. The City of Los Angeles is requiring him to carry "Encroachment Insurance" to insure the specified encroachments. Insurance must list the "revocable permit number" in the insurance policy. Please contact Terry Duke 310-328-2115 or email terry.duke@blueribbonins.com.

If the home is still mortgaged, one can refer to the title insurance policy to determine whether or not coverage is provided for: A-Encroachments by improvements on the insured property impacting the adjacent neighbor's land, and/or
B-Encroachments by a neighbor's improvements onto the first party's land.
If no cover ,the client can then ask his title insurance carrier to endorse these coverage's onto the policy,all of which,will be for an additional premium.:

The title company may not wish to do this,or,may only wish to provide cover under either
A or B above.

Another alternative is the American Land Title Association Policy,which generally covers both situations (A & B) mentioned above
This policy however, is on the pricy side.
